NJ Tax Appeals - We are Experienced !

Do you have high property taxes ?  With today's real estate market experiencing declining real estate values, you may be able to reduce your property taxes by filing a Petition for Appeal  with your local Tax Assessors Office and the County Board of Taxation. NJ Property Tax Appeals are one of our most highly focused on services. A successful tax appeal results in reduced taxes , as well as a reduced assessed value. If you feel your property taxes are above that which can be supported, relative to the market value as defined by the formula known as Chapter 123 defined in 1973, then appeals can be filed to lower ones property taxes and obtain an assessment revision.

The process of the appeal involves expert witnesses, one of which is your local Tax Assessor, their Attorney,  and a real estate appraiser, representing your municipality. A Tax Appeal without the services of a certified appraiser can be extremely challenging. In order to help you be successful, You the Taxpayer can be represented by a Real Estate Appraiser that is Ceritified by the State of New Jersey. The reliance on expert testimony at a tax hearing requires the taxpayer to supply a copy of an Appraisal Report, by a NJ State Certified Appraiser, at the time of filing your Petition for Appeal, or at least 7 days prior to the scheduled hearing. During that time, if the assessor, municipal attorney, and taxpayer agree to a settlement or otherwise resolve the issues, it may not be necessary to attend a hearing before the county tax board.

For you the appellant, proceeding with a tax appeal, it is most effective to utilize the most credible evidence available, that being comparables sales. By hiring a Certified Real Estate Appraiser, and in the case of those on our staff who handle tax appeals, appraisers who are also Licensed Realtors or Real Estate Brokers, to provide the real estate appraisal report, your appeal becomes more viable.  Our expertise locates and utilizes the most similar recent sales in your neighborhood, within the time frame specified, as of October 1st of the pretax year. Among those factors that typically affect the similarity to your home for NJ tax appeal purposes are location, lot size, age, condition, quality of construction, square footage and other factors affecting assessed value. These are factors that Certified Real Estate Appraiser performing New Jersey tax appeals are well aware of, due to their working in the field. Mr. Randazzo specializes in Essex County NJ tax appeal appraisal service with other associates specializing in their local counties.  If you have any questions about a real estate appraisal  for tax appeal purposes, give us a call any time,   973.715.1700.
